    My experience

    From StinkyNuts. In my experience, doing ANYTHING with a provider outside of the hobby is a recipe for disaster.

    Could not agree more. Had a provider I had been seeing for a couple of years. She got a little behind the eight ball and her car was re-poed by the bank. To help her out, I bought her a good used car to get back her her feet. Next thing I know, she is on her way to florida, in the car I bought her, with her boy firend, never to be heard from again. From the Indiana Jones movie: 'I chose poorly'. DnC.

    Do not do it

    The point here is not to expose yourself to unnecessary complication and problems that others have mentioned in their responses to you. You have more to lose. Keep it simple and minimize your exposure.

    What could possibly go wrong? LOL. It wouldn't be surprising to see her own the property if something were to go wrong. You can't go to the authorities with unclean hands to get justice.

    In my experience, doing ANYTHING with a provider outside of the hobby is a recipe for disaster. BEST case scenario: you could find yourself ripped off. And then you'll have no recourse as your hobby will inevitably out itself if you pursue action. Worst case scenario: you could find yourself in complicity-based troubles depending on what this chick decides to do. Bottom line: if she provides for you, KEEP IT AT THAT.

    In my opinion this would most likely lead to unwanted complications in your business life, your personal life and probably conflicts in both.

    I have been involved in a fair number of forcible detainer actions, and my advice would be to make sure EVERYTHING is legit, above board, and included in a standard lease agreement. You do not want your ability to evict to be compromised by any other "negotiations" or consideration. And that does not even begin to scratch the surface of the problems you might face if any illegal activity takes place on property you own.

    Agree!

    It just doesn't seem prudent to have business dealings with these ladies (beyond the obvious, of course).

    They are in a profession rife with mental instabilities, drug and alcohol addiction and possibly a slew of other unhealthy behaviors.

    But, if your potential tenant has truly quit and has legitimized herself, then I would go ahead and subject her to same conditions as anyone else.
